The facility has functioned as a power-intensive industrial site for three years, providing a strategic advantage through its pre-existing substation. Under a current utility agreement, the site offers 150 megawatts of power, though recent load studies suggest this capacity can reach 300 megawatts to accommodate intensive AI workloads.
This acquisition coincides with a new strategic partnership between Empery Digital and Hunt Properties. The alliance aims to jointly originate and acquire land already equipped with power access and secured tenants, streamlining the development process for future high-performance computing projects. The deal is expected to close in the third quarter of 2026, pending standard regulatory conditions.
