Alexandria Real Estate Completes 427,000-Square-Foot Lab Hub in San Diego

Alexandria Real Estate Equities has delivered a sprawling 427,000-square-foot research and development facility for Bristol Myers Squibb at its Campus Point Megacampus in San Diego. The project marks a significant expansion of the partnership between the two firms within the city's high-density life science cluster.

The new facility is a cornerstone of the Campus Point site, which currently sustains a 95.4% occupancy rate across its 2.9 million square feet of space. Designed to foster collaborative innovation, the hub integrates directly into the broader Megacampus ecosystem, which sits near major research institutions including the Salk Institute and Scripps Research. Bret Gossett, executive vice president at Alexandria, noted that the site is engineered to help tenants attract and retain top-tier scientific talent by combining mission-critical infrastructure with lifestyle amenities such as fitness centers, community farms, and diverse dining options.

Since its inception in 1994, Alexandria has focused on building clustered laboratory environments in major innovation hubs. The San Diego region remains one of its most active markets, currently comprising 6.2 million square feet of operating assets. The Campus Point development continues this trajectory, with an additional 0.9 million square feet currently under construction and 0.7 million square feet slated for future development, reinforcing the company's long-term strategy of creating dense, talent-rich environments for pharmaceutical and technology firms.
