The financial burden of housing frequently rivals tuition in its impact on student debt. According to the study of 150 institutions, annual rates fluctuate between $2,590 and $16,564, with schools in California, Colorado, and Massachusetts commandng the highest premiums. Private institutions carry an even higher price tag, averaging $9,394 annually compared to $8,656 at public universities.

Marc Schoonover, general manager of ELFI, notes that families often overlook these secondary costs during the initial planning phase. Even when off-campus living is permitted, the potential for savings remains deceptive. Many local markets require 12-month leases, forcing students to pay for housing during summer breaks when classes are not in session. Furthermore, off-campus living often incurs hidden costs, including transportation and loss of access to campus-integrated resources. While some institutions offer waivers for students who are married, have dependents, or live with family nearby, the vast majority of first-year students remain locked into institutional housing contracts.
