Brennan Investment Group Expands Carolinas Portfolio in Piedmont

Brennan Investment Group has acquired a 157,412-square-foot Class A industrial facility in Piedmont, South Carolina, marking a strategic expansion within the Greenville-Spartanburg market. The 2023-built property sits on 11 acres near Interstate 85, offering the firm a significant value-add opportunity through the lease-up of its 65,000 square feet of vacancy.

Located within Exchange Logistics Park, the facility sits at the intersection of Anderson and Greenville counties. It features modern specifications tailored for industrial tenants, including 32-foot clear heights, ESFR fire protection, and a 135-foot truck court. The site's shallow-bay configuration allows for versatile tenant requirements, an asset that complements Brennan’s existing regional footprint.

Rob Gage, Managing Principal at Brennan, noted that the firm has successfully leased over 800,000 square feet of warehouse space across the Greenville-Spartanburg-Anderson corridor in the last 18 months. To capitalize on the current market demand, the company plans to implement move-in-ready improvements, including speculative office space, to attract new occupants. Chief Investment Officer Kevin Brennan emphasized that the acquisition aligns with the firm’s broader strategy of securing high-quality industrial assets in regions supported by robust infrastructure and a skilled manufacturing labor pool. This purchase adds to a national portfolio that encompasses approximately 58 million square feet across 30 states.
