MAG Capital Partners Sells Midwest Industrial Portfolio for $89 Million

Dallas-based MAG Capital Partners has offloaded a 1.37-million-square-foot industrial portfolio to Fundamental Income Properties, a subsidiary of Starwood Property Trust. The $89 million deal encompasses six net-leased manufacturing assets spread across the Midwest, marking a significant liquidity event for the firm’s second industrial fund.

The transaction highlights the ongoing demand for middle-market manufacturing facilities, which serve as the foundation for the portfolio’s triple-net-lease structure. Principal Dax T.S. Mitchell noted that the sale reflects the firm's strategy of providing growth capital to domestic manufacturers while scaling its real estate investment platforms. John Dehn and Eric Wood, senior vice presidents at the firm’s Phoenix office, managed the disposition process.

Wood emphasized that the collaboration with Fundamental Income Properties underscores the stability of the underlying assets. Founded in 2015, MAG Capital Partners continues to focus on net-leased industrial properties and small-to-mid-cap operating companies, managing acquisitions through specialized vehicles including SWORD Industrial Partners and the MAGCP Equity platform.
