Shareholders of the Cohen & Steers Quality Income Realty Fund have received updated disclosures regarding the composition of their July 31 distribution. While the fund maintains a fixed monthly payout strategy, the underlying sources—ranging from net investment income to capital gains—remain subject to periodic adjustments.

The fund, traded under the ticker RQI, continues to operate under a managed distribution policy established in 2012. This framework allows for consistent monthly payments by tapping into long-term capital gains and net investment income. For the July distribution of $0.09 per share, approximately 56% is derived from net investment income, while 30% stems from net realized long-term capital gains and 14% from short-term gains.

Management emphasized that these figures represent estimates rather than final tax reporting data. Because the ultimate characterization of distributions depends on year-end portfolio performance and specific dividend reporting from held REITs, investors must wait for the issuance of Form 1099-DIV to accurately file their taxes. The fund's performance metrics through June 30, 2026, show a year-to-date cumulative total return of 15.51%, though the company cautioned that these figures should not be viewed as a definitive indicator of future results or individual investment value.
