Kairoi Residential Breaks Ground on 420-Unit LoHi Luxury Project

A decade of planning has culminated in the start of construction for a major multifamily development in Denver’s Lower Highlands. Kairoi Residential, alongside partners PGIM and Helaba Bank, officially broke ground on the project at the intersection of Speer Boulevard and Zuni Street, marking a significant addition to the local skyline.

The site is slated to house 420 upscale apartments, ranging from studios to three-bedroom units. Designed to capture the high-end market, the development prioritizes lifestyle amenities, including a sky pool deck with views of the downtown core, dedicated wellness spas, and tech-focused features like golf and ski simulators.

Principal Tyler Sibley noted that the project represents the firm’s long-standing pursuit of high-quality residential integration within the Denver metro area. For PGIM and Helaba Bank, the investment signals a continued focus on what they describe as resilient, high-growth urban markets. Soultana Reigle, head of U.S. equity for PGIM Real Estate, cited the neighborhood’s walkability and proximity to employment hubs as key drivers for the firm’s conviction in the project's long-term success.
