While Fargo remains one of the fastest-growing cities in North Dakota, the influx of new apartment supply has shifted the local landscape. Data from CoStar indicates that two-thirds of the 603 units currently under construction target the premium segment, leading to a market disconnect where new communities struggle to fill space. Operators are now turning to alternative underwriting models to sustain occupancy without relying solely on aggressive pricing concessions.
Enclave Property Management, which oversees 15 communities in the area, has integrated the platform to bridge the gap for applicants who lack traditional cosigners or fall slightly short of standard screening criteria. By prioritizing payment behavior and recency over a single credit snapshot, the service allows operators to expand their renter pool while maintaining financial security. Zach Schofel, CEO of Cosign, noted that these technicalities often squeeze out qualified residents in high-growth markets. The company currently operates across 3,000 communities nationwide, aiming to standardize lease-up processes in both supply-heavy and competitive rental environments.
