Renovating DC Bathrooms: Expert Advice on Tub-to-Shower Conversions

For homeowners in the Washington, D.C. suburbs, swapping a bathtub for a walk-in shower is a common upgrade, but it rarely goes as quickly as a simple swap. Josh Martinez, president of Gaithersburg-based Excell Homes, warns that aging infrastructure and hidden water damage often turn minor renovations into complex structural projects.

A typical conversion takes one to two weeks, though the timeline shifts significantly based on plumbing requirements. If a new shower footprint aligns with existing drain lines, the labor remains straightforward. However, moving plumbing—a necessity in many older homes throughout the region—adds both days to the schedule and expenses to the bottom line.

Demolition serves as the project's most unpredictable phase. Once contractors strip away walls and fixtures, they frequently encounter outdated wiring, uneven flooring, or existing water damage that requires immediate attention. Martinez advises homeowners to bake a financial and temporal contingency buffer into their plans to account for these inevitable discoveries.

Beyond structural integrity, material choices dictate the final cost and ongoing maintenance. While frameless glass enclosures offer a modern aesthetic, they carry a premium price tag and demand precise installation. Similarly, natural stone and large-format tiles require specialized labor. Waterproofing remains the most critical investment; cutting corners here might lower initial costs, but it invites leaks and long-term degradation. Proper ventilation also becomes a priority, as showers generate more sustained moisture than traditional tubs, necessitating high-capacity exhaust fans to protect the home’s interior.
