Invesco Real Estate Doubles Loan Originations Amid Maturity Cycle

Invesco Real Estate secured $3.2 billion in global loan commitments during the first half of 2026, marking a 112% surge in origination volume compared to the same period last year. The firm attributes this growth to rising demand from borrowers navigating the initial stages of a massive global debt maturity cycle.

The $3.2 billion total stems from 33 floating-rate senior loans spanning North American and European markets. Multifamily and industrial properties dominate the firm's portfolio, accounting for 93% of year-to-date activity. Charlie Rose, Global Head of Credit at Invesco Real Estate, noted that borrowers are increasingly prioritizing certainty of execution and flexible partnership models as they confront a five-year, $3 trillion loan maturity window.

Europe saw a distinct uptick in deal flow, exemplified by a €159 million loan and a £158 million facility supporting industrial portfolios across Germany, the Netherlands, and the UK. Domestically, the firm finalized a $136 million loan for a San Francisco high-rise apartment acquisition and a $115 million refinancing for a Class A multifamily property in Philadelphia. To bolster its capital base, Invesco completed two commercial real estate collateralized loan obligations (CRE CLO) during the period, INCREF 2026-FL2 and INCREF 2026-FL3. Since launching its credit business in 2011, the platform has originated roughly $29.8 billion across 394 transactions.
