Prudent Growth Partners Acquires Montgomery Retail Center for $3.7 Million

With 22,436 vehicles passing daily along the Atlanta Highway, the Somerset Shoppes retail center in Montgomery has been acquired by Prudent Growth Partners for $3.7 million. The Chapel Hill-based firm aims to capitalize on the property's location within one of the capital city's most affluent residential corridors.

Constructed in 2003, the 27,250-square-foot neighborhood center is currently 85% occupied. Its roster of nine tenants includes service-oriented businesses like Martha's Place and Latitudes Salon & Spa, which draw consistent traffic from the surrounding area where household incomes exceed $100,000. The facility sits near major anchors such as Walmart and Aldi, reinforcing its role within a high-demand commercial zone.

Tom Hahn, President and CEO of Prudent Growth Partners, noted that the acquisition aligns with the firm’s strategy of targeting well-located assets with identifiable potential. Beyond the existing stable cash flow, the firm plans to boost net operating income by leasing two vacant end-cap spaces totaling 4,000 square feet. This move reflects a broader focus on properties that offer long-term value through active management rather than institutional scale.
