Florida Home Sales Sustain Growth Streak Through July

Florida’s residential real estate market recorded its eleventh consecutive month of year-over-year sales growth in July 2026, signaling a shift in buyer sentiment. Despite lingering concerns over affordability and interest rates, demand for both single-family homes and condominiums continues to climb as market participants adjust to new economic realities.

Closed sales for single-family homes reached 23,870 last month, a 5.1% increase compared to July 2025. Condo and townhouse transactions saw an even sharper rise of 11%, totaling 8,194 sales. This sustained activity suggests that buyers are increasingly moving past the expectation of a return to 2019 pricing levels, opting instead to re-enter the market despite current mortgage rate environments.

Prices remain under upward pressure, with the median sales price for single-family homes climbing 3.7% to $425,000. Condos and townhouses held steady at $295,000. According to Florida Realtors Chief Economist Dr. Brad O'Connor, the condo sector is showing resilience as property owners and associations adapt to recent regulatory and insurance-related challenges. With new pending sales for single-family homes rising for the 12th consecutive month, the data points to a market that is finding its footing through steady inventory movement rather than external rate fluctuations.
