Total home sales in the region climbed 8.6% to 1,935 transactions during the month. Single-family home sales rose 5.6%, while the condominium segment saw an 11.4% increase. The market for high-end properties remains particularly active, with transactions valued at $1 million or more jumping 15.5%.
Despite the sustained volume, inventory levels are tightening, with total active listings falling 15.1% compared to the previous year. This contraction has created a distinct divide in the market: single-family homes currently reflect a seller’s market with a 4.8-month supply, while the condominium sector sits at a 12-month supply, categorizing it as a buyer’s market.
Local officials attribute the ongoing momentum to South Florida's appeal as a destination for professionals and investors. The Miami MSA continues to lead national trends in wage growth and cash-heavy transactions, with 35.1% of all closed sales in July executed in cash—well above the national average of 26%. While rising prices have defined the last decade, with single-family median prices increasing 296.6% since 2011, the region remains competitive globally, offering significantly more square footage per dollar than cities like New York or London.
