LaSalle Investment Management Secures Stake in Houston CityWest Campus

A 1.5 million-square-foot office complex in West Houston has changed hands, with global manager LaSalle Investment Management acquiring an equity stake in CityWest. The deal, formed as a joint venture with private firm 3Edgewood, anchors a high-occupancy asset located at the intersection of Interstate 10 and Beltway 8.

The four-building campus spans 39 acres and currently maintains a 98% occupancy rate. Originally engineered as a corporate headquarters site, the property distinguishes itself through a dense array of employee-focused amenities, including renovated fitness facilities, basketball courts, and multiple dining options. These features have proven effective in a market where tenants are increasingly gravitating toward high-quality, amenity-rich environments.

Since 2023, the campus has secured approximately 460,000 square feet in new leasing activity. Stuart Sziklas, Global Portfolio Manager at LaSalle, noted that the investment targets a specific shift in corporate preferences, where employers prioritize sites that offer both convenience and a robust campus atmosphere. The location, situated within a key residential and employment corridor, aligns with LaSalle’s strategy of targeting premium office assets in supply-constrained markets.
