IRG and PREP Funds Open Retail Hub at Former Washington Crown Center

Industrial Realty Group and PREP Funds have officially opened a 100,000-square-foot retail segment at Franklin Crossroads Park in North Franklin Township, Pennsylvania. The project breathes new life into the former Washington Crown Center, marking the first completed milestone of a massive 450,000-square-foot adaptive-reuse redevelopment plan.

The newly renovated retail space, strategically positioned along the Interstate 70 corridor for maximum highway visibility, is already 98% leased. The tenant roster includes national retailers such as Ollie's, Dollar Tree, and Rural King, alongside local businesses like The Toffee House and Excel Martial Arts. North Franklin Township officials view the project as a critical driver for local employment and municipal tax revenue.

While the retail portion settles into operations, development teams are shifting focus to the western half of the property. This 350,000-square-foot business park is being outfitted for office, light industrial, and research facilities. According to Peter Goffstein, Executive Vice President at IRG, the site is designed with scalable floor plans and modern freight capabilities to attract corporate tenants looking for logistics-ready space in the Southwest Pennsylvania region.
