US Foreclosure Filings Rise 10 Percent Amid Persistent Financial Strain

American homeowners faced increased financial pressure in July 2026, as the total number of properties with foreclosure filings climbed to 39,906. This figure represents a 10 percent increase compared to the same period last year, signaling a steady, albeit gradual, rise in market distress across the country.

The latest data from ATTOM reveals that lenders initiated 26,648 new foreclosure proceedings last month, a 10 percent jump from July 2025. Completed bank repossessions, known as REOs, saw an even sharper climb, rising 23 percent annually to reach 4,764 properties. Despite these increases, industry analysts suggest the broader market maintains a level of resilience, with overall activity still trailing pre-pandemic historical norms.

Nevada, South Carolina, and Florida currently report the most significant foreclosure rates nationwide. In Nevada, one in every 1,703 housing units faced a filing in July. Among major metropolitan areas, Punta Gorda, Florida, recorded the highest intensity, with one filing for every 899 units. Conversely, some regions bucked the national trend; Tulsa, Oklahoma, and Spokane, Washington, were among the areas that saw substantial year-over-year declines in new foreclosure starts.

Rob Barber, CEO at ATTOM, noted that while the uptick in starts and completed repossessions highlights lingering financial vulnerabilities for some households, the market is not experiencing a systemic collapse. Texas remains a focal point for activity, leading the nation in both total foreclosure starts and completed repossessions, followed closely by California and Florida in volume.
