Snake River Estate to Sell at No-Reserve Charity Auction

A 12,700-square-foot mansion on the banks of Idaho’s Snake River will head to a no-reserve luxury auction on September 17, 2026. The owner has pledged all proceeds from the sale to be split equally between St. Jude Children’s Research Hospital and the Mayo Clinic, regardless of the final bid.

Located at 2595 Highway 39 in American Falls, the property spans 5.3 acres with 370 feet of direct river frontage. The residence, which previously carried a $3.86 million price tag, features four levels of custom living space including an executive office suite, a primary bedroom with cashmere carpeting, and a lower-level entertainment lounge equipped with a sauna, steam room, and commercial-grade bar. Constructed in 1995, the home utilizes premium materials like Boston-sourced brick and quarter-sawn oak flooring.

Platinum Luxury Auctions is managing the sale alongside Silvercreek Realty Group. Trayor Lesnock, founder of the auction house, noted that the estate’s build quality and waterfront access represent a unique offering in the Pacific Northwest market. Prospective buyers can schedule private previews through September 16 by contacting project manager Trudy Vella. The home also includes rights to construct a private boat dock, adding to the recreational appeal of the American Falls region.
