CIC Services Debuts Captive Insurance Program for Property Owners

Knoxville-based CIC Services has introduced PortfolioVantage, a tenant legal liability program designed to help property owners capture underwriting profits typically lost to outside insurers. By integrating ePremium’s technology with captive insurance structures, the initiative allows landlords to retain financial value from tenant-caused damage coverage while building a scalable risk management architecture.

Under traditional models, external insurance providers keep the underwriting profit when premiums outpace claims. PortfolioVantage shifts this dynamic by routing coverage through a captive insurance company owned by the property organization. This strategy allows operators of multifamily, single-family, and commercial assets to reclaim those margins while gaining a foundation for broader risk financing, including cyber liability, equipment breakdown, and employment practices coverage.

Bryan Ridgway, principal and COO of CIC Services, notes that tenant legal liability is often overlooked as a strategic asset. By using ePremium’s platform to manage enrollment, compliance tracking, and coverage monitoring, firms can automate administrative tasks and maintain portfolio-wide visibility. The program begins with a feasibility review, assessing a firm’s premium potential and loss history to determine if a captive approach aligns with their long-term growth objectives.
