This move marks a strategic diversification for the firm, signaling its intent to export its proprietary automation technology from self-storage into the broader retail real estate market.

The acquisition of the 25-acre property serves as a test bed for 10 Federal’s data-driven management model. For 15 years, the company has refined its automated platforms within the self-storage sector, where it currently oversees 133 properties across 16 states. By moving into retail, the firm aims to replicate the efficiency gains that earned it recognition as one of the country's fastest-growing real estate operators.

Ian Levin, Vice President of Investments at 10 Federal, described the expansion as a natural evolution for the business. While the company is best known for its self-storage automation, leadership plans to aggressively pursue further retail assets throughout the coming year. The firm intends to maintain its momentum by raising additional capital to support this push into adjacent commercial property classes, leveraging the same analytics that previously defined its performance in the self-storage industry.
