Bankruptcy Sale Offers Rare Guadalupe River Entertainment Portfolio

Investors have until September 22 to bid on a four-property portfolio along the Guadalupe River in New Braunfels, Texas. The collection, which includes the renowned Whitewater Amphitheater, is being sold through a Chapter 11 bankruptcy process that allows for individual asset acquisition or a combined purchase of the entire entertainment hub.

The portfolio represents a significant stake in the Texas Hill Country’s tourism corridor, an area that saw 6 million visitors and $1.3 billion in economic impact during 2024. Central to the offering is the 5,600-capacity Whitewater Amphitheater, which has hosted major acts ranging from Willie Nelson to Travis Scott over its two-decade history. Beyond the concert venue, the assets include the 19-cabin Hideout on the Horseshoe, a riverfront condo property, and a 1.52-acre commercial site housing Andy's River Toobs and the long-standing Jay & Diane's Horseshoe Grill.

Gregory S. Milligan of Harney Partners is overseeing the restructuring, with the sale subject to approval by the U.S. Bankruptcy Court for the Western District of Texas. Steve Madura, managing director at Hilco Real Estate, noted that the flexibility to bid on properties separately or as a complete package provides a unique opportunity for investors to capitalize on the region’s rapid population growth and established recreational demand. Interested parties must submit bids according to the procedures outlined on the Hilco Real Estate website.
