The guide outlines six critical pillars for evaluating land: legal access, zoning restrictions, utility availability, title status, physical and environmental conditions, and ongoing tax obligations. Founder and CEO AnuSavi Tara emphasizes that digital marketplaces serve as discovery tools, but they cannot replace the necessary legwork of verifying site-specific data.

"Land is highly dependent on the details of the individual parcel," Tara noted, adding that two properties with identical dimensions may offer vastly different development potential. By outlining specific questions to ask, the guide aims to protect buyers from unforeseen costs—such as connection fees for utilities or restrictive easements—that often remain hidden until after a sale is finalized.
