The new phase at Zoo Parkway and Imeson Park Boulevard includes three buildings ranging from 39,600 to 44,000 square feet. Merritt is also introducing small-bay incubator units of 1,650 square feet to cater to growing businesses needing climate-controlled warehouse space and at-grade access. ARCO/Design Build serves as the general contractor for the project, which is scheduled for completion in the second quarter of 2027.

Pat Franklin, of Merritt’s Jacksonville office, noted that the park’s evolution reflects sustained demand for flexible industrial facilities. Since entering the Florida market in 2021, the developer has seen its initial ground-up projects gain significant traction, including the 2023 NAIOP Northeast Florida New Construction Project of the Year award for Imeson Landing.

Simultaneously, Merritt is advancing its redevelopment strategy at Gate Parkway. The firm is converting two former single-story office buildings into multi-tenant industrial assets. This follows the successful lease-up of the property's first phase, where the company secured tenants such as Star Catcher after rezoning the site for broader commercial use. With these ongoing projects, Merritt continues to transition aging office inventory into functional industrial space to support Jacksonville’s industrial business community.
