Elevest Capital Targets Downtown Dallas With 229-Unit High-Rise Fund

A 6.4% cap rate defines Elevest Capital’s latest multifamily play, as the Scottsdale-based private equity firm moves into a 35-story Dallas tower. The acquisition of the 229-unit property marks the firm’s 70th deal, balancing an A+ downtown location with the highest entry yield in the company's history.

The 2007-built tower, currently boasting 93% occupancy, commanded a $42 million price tag. With no rental concessions granted over the past year, the asset maintains the operational stability sought by the firm’s founder and CEO, Adam Williams. The deal structure requires $19.1 million in equity, targeting an 8.0% preferred return and a 15.6% projected internal rate of return for investors.

Elevest Capital anticipates a hold period between two and five years, projecting a 2.01x equity multiple. Monthly distributions for the $200,000 minimum investment opportunity are slated to begin within 90 days of closing. This acquisition serves as the firm’s sixth offering of 2026, continuing a strategy of scaling passive ownership in institutional-quality multifamily assets.
