The site, situated on a 29.7-acre parcel at the intersection of Marshall Phelps and Day Hill Road, has served as a manufacturing hub for heavy-duty air and gas handling equipment since the mid-1970s. The tenant, historically known as the Spencer Turbine Company and currently a subsidiary of Chart Industries, has invested significantly in the facility's infrastructure to support specialized manufacturing and testing operations.
For the investment group, the acquisition represents a strategic entry into the Greater Hartford market, an area characterized by limited new supply and proximity to the Bradley International Airport logistics corridor. Brian Ker, president of Snowball Developments, noted that the property’s 30-acre footprint offers long-term value, while Mark Devli, chief investment officer of Devli Real Estate, highlighted the asset’s role in their strategy of securing mission-critical industrial space.
This transaction marks the third industrial acquisition for Regal Ventures since May, following recent entries into markets in Pennsylvania and Virginia. While the purchase price remains undisclosed, the deal reflects a broader trend of investment firms targeting credit-worthy, single-tenant assets in supply-constrained corridors. Spencer Hoffman of Beacon Law served as legal counsel for the buyers.
