West USA Realty Celebrates 40 Years of Independent Brokerage

Forty years after Clay Fouts opened the first office in Phoenix, West USA Realty is bucking the industry trend of massive corporate consolidation. By maintaining a family-owned structure and an agent-first commission model, the brokerage has secured its position as a major player in the competitive Arizona real estate market.

While the ten largest U.S. brokerages have nearly doubled their collective market share since 2017, West USA Realty continues to operate as an independent entity. The firm balances the scale of a large brokerage with a flat-fee commission structure, allowing agents to retain more earnings compared to traditional percentage-based models. This approach, supported by 24/7 broker access and extensive training, has fueled significant growth. In 2025, the firm closed 12,170 transactions with a total sales volume of $4.26 billion.

Clint Fouts, President and CEO, emphasizes that the company’s longevity stems from treating agents as entrepreneurs rather than employees. This strategy earned the firm a top ranking on the Forbes 2026 America's Best-In-State Companies list, an honor determined by financial strength and internal satisfaction metrics. As the brokerage moves into its fifth decade, it remains focused on its original mission: providing the infrastructure for agents to build independent businesses without the constraints of corporate hierarchies.
