Fannie Mae Awards Dallas-Area Non-Performing Loan Pool to VRMTG ACQ

VRMTG ACQ, LLC has secured the winning bid for Fannie Mae’s twenty-eighth Community Impact Pool, a collection of 24 non-performing loans concentrated in the Dallas-Ft. Worth region. The transaction, which represents a total unpaid principal balance of $6.2 million, is scheduled to finalize on November 19, 2026.

BofA Securities, Inc. managed the marketing of the pool, which features an average loan size of $258,348 and a weighted average note rate of 4.26%. The secondary bid for the assets reached 94.07% of the unpaid principal balance, reflecting the market valuation for this specific geographic cluster.

Fannie Mae mandates that the new owner adhere to strict loss mitigation protocols. The purchaser must honor existing modification efforts and provide delinquent borrowers with a range of alternatives—including potential principal forgiveness—before pursuing foreclosure. If foreclosure remains unavoidable, the firm is required to prioritize property sales to owner-occupants and non-profit organizations, maintaining the standards established by the FirstLook program.
