The Arlington Industrial property, situated between Dallas and Fort Worth, is 95% leased to a mix of 24 small-business tenants, including local distributors and HVAC contractors. According to Chief Investment Officer Greg Fink, the firm secured the asset at approximately 45% below its estimated replacement cost. This strategic acquisition targets a specific market gap: while shallow bay industrial demand in the Dallas–Fort Worth metroplex remains high, new construction for such space is increasingly scarce and expensive to replicate.
This expansion follows the August 2026 launch of the OKC Outlets in Oklahoma City, the platform’s first foray into retail. The firm’s investment strategy relies on a "skin-in-the-game" model, where Lightstone acquires assets on its own balance sheet before offering interests to accredited investors, consistently retaining at least a 20% equity stake. Since initiating distributions in April, the platform has successfully met every monthly target. President Mitchell Hochberg noted that this performance, coupled with the diversity of asset classes, has driven steady resonance with individual investors seeking access to institutional-quality real estate opportunities.
