Turkey Track Ranch Returns to Market After Historic Fire Recovery

The massive 77,721-acre Turkey Track Ranch in the Texas Panhandle has returned to the market for $180 million, following a hiatus to recover from the Smokehouse Creek Fire. The blaze, which scorched 60% of the property in early 2024, prompted owners to pause sale negotiations to restore the land.

Icon Global, which is managing the sale, confirmed the listing includes a 25% mineral stake and spans nearly 80,000 acres of diverse terrain. The property features 26 miles of Canadian River frontage, natural springs, and extensive irrigation infrastructure. Since the fire—the largest in Texas history—owners have installed 65 miles of new fencing and stabilized the grazing pastures to support the return of full-scale cattle operations.

Bernard Uechtritz, founder of Icon Global, described the ranch as a rare piece of American history that balances production with conservation. The holding contains significant historical sites, including the Adobe Walls battlegrounds, and has been under the stewardship of the Coble and Whittenburg families for over a century. Having previously earned the Environmental Stewardship Award for its water management, the ranch is now positioned as a long-term investment for future generations.
