Rockpoint Acquires Springs Business Park to Boost Charlotte Logistics

Boston-based private equity firm Rockpoint has expanded its Southeast industrial footprint with the acquisition of Springs Business Park, a 119,700-square-foot campus in Concord, North Carolina. The deal adds a fully leased, four-building asset to the firm’s growing logistics portfolio as it targets high-growth markets along the East Coast.

The newly acquired property spans 11 acres in Cabarrus County and features modern, shallow-bay industrial buildings constructed between 2022 and 2024. Currently housing 15 tenants, the facility offers a mix of loading configurations designed for flexible use. Its strategic location, situated less than two miles from I-85 and within a half-hour drive of Uptown Charlotte, provides critical connectivity to one of the country’s top 25 metropolitan areas.

Rockpoint’s property services affiliate, Rockhill, will oversee management of the site. This purchase follows a period of aggressive activity for the firm, which has invested in more than 18 million square feet of industrial space since 2020. According to Fred Borges, Senior Managing Director at Rockpoint, the acquisition aligns with the firm’s strategy of securing well-located assets that provide stable, long-term value in expanding regional economies. The transaction complements Rockpoint’s existing holdings in North Carolina, including recent additions in Durham and the broader Charlotte market.
