JLL Income Property Trust has finalized a $68.5 million mortgage loan for the Whitestown Distribution Center IV, a 1.1-million-square-foot facility in Whitestown, Indiana. The seven-year financing, carrying a 5.54% interest rate, underscores the REIT’s strategic push to leverage high-quality industrial assets to bolster investor returns amid shifting capital markets.

The newly built facility, completed in 2024, serves as the tenant’s primary North American redistribution hub. Fully leased to a single occupant, the property features modern logistics specifications including 40-foot clear heights, ESFR sprinklers, and expansive truck courts. The Indianapolis region remains a critical node for the trust, benefiting from a central U.S. location that supports major logistics operations for companies such as Amazon, FedEx, and Home Depot.

Allan Swaringen, President and CEO of JLL Income Property Trust, noted that the move reflects a disciplined approach to adding fixed-rate leverage on top-tier properties. This transaction reinforces the firm’s industrial-heavy portfolio strategy; as of September 30, 2026, industrial assets represent 40% of the company’s $6.9 billion total portfolio, spanning 66 properties valued at approximately $2.7 billion. The trust continues to prioritize such infill locations to maintain durable cash flow.
