JLL Secures $463M Bridge Financing for Thompson Thrift Portfolio

A $463 million bridge loan has been finalized for an eight-property multifamily portfolio developed by Thompson Thrift. The financing, provided by Barings, covers 2,412 Class A units delivered throughout 2025 and 2026 across high-growth corridors in Florida, Georgia, and Arizona, marking a significant consolidation of the developer’s recent construction debt.

The floating-rate construction take-out loan, arranged by JLL’s Capital Markets group, allowed Thompson Thrift to retire existing debt across all eight properties. These assets, which range from 268 to 380 units, are situated in seven key metropolitan statistical areas, including Orlando, Atlanta, and Phoenix. The average unit size across the portfolio is 1,023 square feet, featuring high-end interior finishes and luxury amenities such as pickleball courts, pet spas, and resort-style pool decks.

Danny Kaufman, Medina Spiodic, Mark Gibson, and Matthew Lawton led the JLL Debt Advisory team representing the borrower. The properties were strategically positioned near retail hubs and employment centers to meet specific local demand profiles. With the delivery of these projects, Thompson Thrift continues to expand its footprint, having now developed over $7.9 billion in ground-up real estate projects since its founding in 1986.
