Mainstreet Communities LLC, headed by Florence native Joel Anderson, is spearheading the project to revitalize the historic neighborhood. The site plan includes 78 workforce apartments, a 12,400-square-foot grocery store, and 19,000 square feet of commercial space dedicated to local entrepreneurship. A partnership with the University of North Alabama will integrate a student business incubator into the development, providing training for both students and local tenants.
This project marks the first use of New Markets Tax Credits within the Shoals area. Beyond the commercial footprint, the design emphasizes community health through walking paths, fitness facilities, and public meeting areas. Alex Jones, president of UB Community Development, noted that the project's multi-faceted approach addresses critical regional needs for affordable housing and fresh food access.
This initiative follows other recent housing expansions in the region supported by the same financial partner, including the 128-unit Sweetwater Ridge development in Florence and the 56-unit Cedar Trace project for seniors in Muscle Shoals. By combining residential growth with small business support, West Village aims to serve as a long-term economic catalyst for the local community.
