Nantucket and Breckenridge Lead U.S. in Vacation-Home Scarcity

With over half of its housing stock dedicated to seasonal use, Nantucket, Massachusetts, stands as the nation’s most concentrated vacation-home market. While national luxury home prices have slipped for 27 consecutive months, these specialized retreats remain insulated from broader trends, driven by the unique scarcity of coastline and mountain terrain.

Nationally, the luxury housing entry point dipped to $1,277,907 in June, a 1.7% decline compared to last year. Despite this cooling trend, high-end properties are moving faster than they did a year ago. The top 10% of listings now sell in a median of 63 days, while the ultra-luxury segment has seen a three-day improvement in turnover speed. This persistence in demand highlights a market segment that remains resilient even as pricing softens across most urban centers.

Realtor.com senior economist Anthony Smith notes that buyers in vacation hubs are prioritizing unique geography over traditional metrics like square footage. In places like Nantucket or Breckenridge, Colorado, the value is tied to land that cannot be replicated. This behavior contrasts sharply with financial hubs like Bridgeport, Connecticut, or San Jose, California, where luxury demand is tethered to corporate wealth and equity gains rather than the scarcity of a specific setting. As the broader market adjusts, the divergence between these wealth-driven and location-driven luxury tiers is expected to widen.
