Lennar Breaks Ground on Rochester’s First 55+ Villa Community

A new chapter for Rochester’s housing market began this week as Lennar broke ground on Enclave at Pebble Creek. Designed specifically for active adults aged 55 and older, the development introduces a low-maintenance villa lifestyle to a city rapidly expanding around the influence of the Mayo Clinic.

The project serves as the anchor phase for the broader Pebble Creek master-planned development. According to Jon Aune, president of Lennar’s Minnesota Division, the site is intended to function as a multi-generational hub, eventually incorporating townhomes and single-family houses alongside the villas. By offering diverse housing types, the developer aims to keep residents connected to their families and the broader community throughout different life stages.

Buyers can choose from four distinct villa collections—Haven, Refuge, Sanctuary, and Reserve—ranging from 1,294 to 2,983 square feet. Every unit features two to three bedrooms, with pricing starting in the $300,000s. The homes will be built under Lennar’s "Everything’s Included" model, which bundles standard luxury finishes into the base purchase price. Beyond the private residences, the community focuses on resort-style recreation, featuring a private clubhouse, swimming pool, fitness center, and pickleball courts. With its proximity to the Northern Hills and Somerby golf courses, the development targets both retirees and the region’s growing healthcare workforce. Sales are scheduled to open this fall, with additional housing phases expected to launch in the spring of 2027.
