The San Diego-based real estate firm now projects full-year 2026 Adjusted Funds from Operations (AFFO) between $4.44 and $4.45 per share, a modest increase from earlier forecasts. This performance is underpinned by the company's aggressive acquisition strategy, which saw $2.6 billion deployed during the quarter at an initial weighted average cash yield of 7.3%. CEO Sumit Roy attributed the growth to the resilience of the company’s diversified platform, which spans over 15,500 properties across the U.S. and Europe.
Operational metrics remain healthy, with portfolio occupancy holding steady at 98.8%. The company also saw a rent recapture rate of 102.7% on properties re-leased during the quarter, signaling continued pricing power in its net-lease portfolio. To support ongoing expansion, Realty Income recently upsized its unsecured revolving credit facilities and commercial paper programs to $5.5 billion each, while Fitch Ratings solidified the company’s financial standing by assigning a long-term issuer default rating of 'A' with a stable outlook.
