Smart home demand outpaces supply in US multifamily housing

With 42% of residents eager for in-unit smart technology but fewer than 10% finding these features in their current homes, a massive service gap has emerged. This disconnect between consumer demand and property offerings will drive industry discussions at the upcoming Smart Spaces conference in Plano, Texas, this September.

The multifamily sector is currently navigating a significant technological deficit. According to the Parks Associates Multifamily Technologies Dashboard, while over 41 million households reside in multifamily environments, the vast majority of these properties have yet to integrate the smart devices tenants increasingly expect. This shortage of connected living solutions has turned the Dallas-Fort Worth metroplex into a primary testing ground for property owners looking to automate workflows and modernize resident experiences.

Kristen Hanich, Senior Research Director at Parks Associates, notes that the industry is moving beyond simple device deployment. The focus is shifting toward intelligent platforms capable of managing entire portfolios through predictive operations and data-driven decision-making. These themes will anchor the Smart Spaces event on September 15-16 at the Hilton Dallas/Plano Granite Park. Industry leaders from firms like AT&T, Asset Living, and RealPage are scheduled to address how artificial intelligence can bridge the operational gap and create new revenue streams in an evolving real estate landscape.
