SWI Group pivots to AI infrastructure with Genesis Digital acquisition

Over 80% of SWI Group’s capital is now anchored in transatlantic digital infrastructure, following the acquisition of a controlling stake in Genesis Digital Assets. The investment firm, listed on Euronext Amsterdam, is pivoting from traditional real estate toward a vertically integrated model covering data centers and proprietary GPU-as-a-service platforms.

The acquisition of Genesis Digital Assets—which will be rebranded as SWI Digital—provides the firm with a significant US-based footprint of energized, grid-connected land. This move complements the company’s existing European platform, AiOnX, which develops hyperscale, AI-ready campuses across the UK, Ireland, Italy, Denmark, and Spain. Combined, the portfolio exceeds a power capacity of 4 GW.

Under the leadership of co-founders Max-Hervé George and Jaume Sabater, the firm is moving beyond basic land and power ownership to develop an in-house AI-cloud platform. By leveraging this vertically integrated stack, the Group aims to provide GPU-accelerated compute directly to enterprises and research institutions. The firm expects this transition to drive double-digit growth throughout 2026.

While the firm continues to maintain interests in industrial logistics via SERT and US multifamily housing through Varia US, the core focus has shifted toward high-growth compute infrastructure. Concurrently, the group has restructured its partnership with Polarise, opting to provide growth financing rather than a majority acquisition. These strategic shifts reflect a broader move to deploy the firm's balance sheet into sectors identified as critical for the next decade of digital development.
