EastGroup Properties Raises Quarterly Dividend by 13 Percent

Shareholders of EastGroup Properties are set to receive a larger quarterly payout after the company's Board of Directors approved a 12.9 percent dividend hike. The increase brings the distribution to $1.75 per share, marking the latest milestone in a 34-year streak of maintaining or raising dividend payments.

The new rate, up from the previous $1.55, reflects an annualized dividend of $7.00 per share. Investors on record by September 30, 2026, will receive the payment on October 15. This distribution marks the 187th consecutive quarterly cash payment for the Mississippi-based real estate investment trust, which has consistently raised its dividend for 15 straight years.

EastGroup focuses on industrial properties across high-growth U.S. markets, including Arizona, California, Florida, North Carolina, and Texas. The firm currently manages a portfolio of approximately 66.5 million square feet, targeting distribution facilities near major transportation hubs. The company, a component of the S&P Mid-Cap 400 and Russell 2000 indices, continues to prioritize long-term shareholder value through its strategy of developing and acquiring flexible industrial space for location-sensitive tenants.
