Singapore Home Sales Drop 79% Amid Seasonal Slowdown

Singapore’s private housing market hit a sharp mid-year slump as developers sold just 153 units in August, marking a 79% decline from July figures. The Urban Redevelopment Authority confirmed the drop, which saw sales plummet far below the 2,142 units recorded during the same period last year.

The contraction aligns with the lunar seventh month, a period traditionally regarded as inauspicious for major property investments. While the timing of this cultural cycle exacerbated the decline, analysts suggest the dip is a predictable seasonal trend rather than a reflection of underlying market weakness.

Looking ahead, the supply pipeline appears constrained. Mark Yip, chief executive of Huttons Asia, expects developers to launch no more than 7,000 private units throughout 2025. This projection represents the lowest volume of new project launches since 2023. Given the limited inventory scheduled for release between September and November, total annual sales are expected to reach approximately 7,000 units, a notable decrease from the 10,800 units sold in the previous year.
