Statewide data shows closed sales of existing single-family homes fell to 21,497, a 1.4% decline compared to August 2025. Condo and townhouse transactions saw a similar contraction, dropping 1.8% to 7,291 units. Florida Realtors Chief Economist Dr. Brad O'Connor attributed the cooling to the current interest rate environment, noting that while the shift is not seismic, it has been sufficient to stifle the growth trends established over the previous twelve months.

Despite the decline in volume, the median sales price for single-family homes edged up to $415,000, a 1.2% year-over-year increase. Condominiums mirrored this trend, with the median price rising 2.8% to $298,000. Inventory levels remain a defining factor: single-family homes currently sit at a 4.3-months' supply, while the condo-townhouse segment faces a higher 7.7-months' supply. According to Chuck Bonfiglio Jr., president of Florida Realtors, the market is entering a period of adjustment where local expertise is becoming the primary tool for buyers and sellers navigating these constraints.
