GMH Communities and Invesco Real Estate Expand Purdue Housing Portfolio

A strategic partnership between GMH Communities and Invesco Real Estate has secured a 364-bed student housing portfolio in West Lafayette, Indiana. The acquisition of Grant Street Station and South Street Station, facilitated by TSB Realty, places the investors within immediate walking distance of the Purdue University campus.

The two properties, constructed in 2014, feature 176 units positioned just 0.1 and 0.2 miles from university grounds. By acquiring these assets, the firms aim to capitalize on a value-driven segment of the market where rents remain competitive compared to newer, high-end pedestrian developments. Scott Hirshman, Vice President of Acquisitions for GMH, noted that the properties offer a sustainable occupancy model due to their combination of proximity and affordability.

For Invesco Real Estate, the deal represents a continued commitment to the student housing sector. Managing Director Jay Hurley emphasized that the firm remains focused on assets supported by durable demand drivers and clear value-creation potential. This transaction expands the national footprint for GMH, which has managed over $9.5 billion in property value since 1985, and further integrates the company’s operational expertise with Invesco’s $86 billion global investment platform.
