Muinzer and Walton Street Capital Sell Purdue Student Housing Assets

A five-year business plan reached its conclusion in just two years as Muinzer and Walton Street Capital finalized the sale of two student housing communities near Purdue University. The deal involving Grant Street Station and South Street Station marks a strategic exit for the partners in West Lafayette.

The two properties, which provide a total of 364 beds, were sold following a period of intensive management and capital improvements. Randall Calvert of TSB Realty acted as the exclusive broker for the transaction, facilitating the transfer of these assets located adjacent to the Indiana campus.

Marc Muinzer, founder and CEO of the Chicago-based platform, attributed the rapid turnaround to the firm's vertically integrated model, which combines acquisitions, leasing, and property management under one roof. Michael Snyder, President and COO of Muinzer, confirmed that the company intends to maintain its acquisition pace across major university markets despite this divestment. Walton Street Capital, a private investment firm with a history of over $60 billion in real estate transactions, served as the primary partner in the venture.
