Buchanan Capital Partners Adds Dallas Office Tower to Portfolio

Austin-based Buchanan Capital Partners has acquired Churchill Tower, a 277,268-square-foot Class A office building in Dallas’s Park Central submarket. This acquisition marks another expansion for the zero-fee investment firm, following its 2025 purchase of Westbank Pointe in Austin, as it targets assets with favorable cost bases in established urban corridors.

The 12-story property at 12400 Coit Road sits near the intersection of US-75 and I-635, providing proximity to affluent residential areas and essential services. Originally constructed in 1999 and renovated last year, the tower currently maintains a 93% occupancy rate across roughly 50 tenants. Accounting firm Carr, Riggs & Ingram serves as the anchor, maintaining a long-term presence with prominent building signage alongside its affiliate, Level Four Group.

BCP founder Keith Buchanan noted that the firm secured the asset at a time when institutional capital remains cautious toward office investments. The building offers a competitive advantage with gross rental costs significantly lower than nearby submarkets, even as local supply tightens due to commercial redevelopments by retailers like Costco and H-E-B. Partner Trent Thomas emphasized that the firm’s strategy centers on maintaining the existing cash flow by prioritizing tenant experience and capital improvements to sustain the current occupancy levels.
