Kismet Stratton plans to overhaul the ground floor, lobby, and parking garage, adhering to federal and state preservation standards. Key additions include a full-service restaurant with an outdoor patio and the integration of a premium fitness club, moving away from standard corporate gym facilities toward a luxury tenant-operated model.
Stuart Price noted that the decision to sell followed a search for owners capable of maintaining the structure’s historical significance. Kyle Bruner, managing partner at Kismet Stratton, characterized the acquisition as an effort to restore the tower as a central hub for the oil and gas sector. The building currently serves a mix of legal and financial firms, with the new ownership focusing on leasing the remaining full-floor vacancies. Renovations will prioritize high-impact amenities over minor upgrades, reflecting a strategy to enhance the daily experience for downtown professionals.
