Vacant Land Scams Target Buyers as Fraud Rates Climb

Vacant land has become a primary target for real estate criminals, accounting for 62% of reported title fraud cases. With over $275 million lost to real estate-related internet crimes in 2025, marketplace OffersTree has released a new guide to help buyers and landowners navigate increasingly sophisticated impersonation schemes.

The surge in fraudulent activity stems from the accessibility of public records, which criminals exploit to impersonate owners and manipulate transaction communications. According to the National Association of REALTORS, undeveloped land is far more vulnerable than owner-occupied homes, which saw only 12% of reported fraud cases. Perpetrators often leverage fabricated identities and forged documents to bypass traditional safeguards, frequently pressuring victims to circumvent established escrow procedures.

AnuSavi Tara, CEO of OffersTree, emphasizes that public data serves as a double-edged sword. While it allows for property research, it also provides the raw material for bad actors to craft convincing impersonations. To mitigate these risks, the company advises against relying on unverified messages or payment instructions sent via email. Instead, parties should independently verify wire instructions with licensed title or escrow professionals and conduct thorough investigations into property boundaries and ownership history before committing funds.
