The project serves as a cornerstone of a public-private partnership between the City of Las Vegas, the State of Nevada, and Lennar. By relocating state employees from the aging Grant Sawyer site, officials project a $207 million savings for taxpayers while simultaneously addressing the local demand for attainable housing. Vertical construction is scheduled to begin in October 2027, with homes starting in the $300,000s.
Governor Joe Lombardo and Mayor Shelley Berkley framed the development as a solution for the workforce—specifically teachers, hospitality staff, and first responders—who often struggle to find entry-level ownership opportunities near the city center. Lennar Las Vegas Division President Joy Broddle confirmed that the community will utilize the company’s "Everything’s Included" program, bundling standard finishes into the base purchase price. Beyond the housing units, the site plan includes a network of walking paths, swimming pools, a dog park, and amphitheater-style event spaces, positioning the development as a residential anchor near the Old Las Vegas Mormon Fort State Historic Park.
