Half of Dallas' New Knox Villas Reserved Before Groundbreaking

Before a single shovel hits the dirt on Everdell Place, six of the 12 planned Knox Villas are already spoken for. The rapid pre-construction reservations underscore a desperate local appetite for high-end, standalone residential options within Dallas’ most walkable urban corridor.

The Knox Villas project represents a strategic collaboration between SHM Architects and Studio Thomas James. By blending SHM's focus on character-rich structural design with the tailored, textured interiors of Studio Thomas James, the developers are targeting a specific demographic: affluent buyers transitioning from larger estates who refuse to compromise on privacy or proximity to the Knox District’s dining and retail hubs.

Each of the 12 residences spans approximately 3,800 square feet and features high-end amenities including private elevators, marble-clad fireplaces, and dedicated outdoor terraces. According to listing agent Kyle Richards, the development fills a void in the current Dallas market, offering a level of architectural sophistication previously unseen in this specific district. With pricing for the remaining units starting in the mid-$4 millions, agents Cindi Caudle and Alli Caudle Bush note that the project’s appeal lies in its unique positioning between Highland Park’s prestige and the high-energy, pedestrian-friendly nature of the Knox neighborhood.
