This surge in capital follows a 35% spike in investment during 2025 alone, as companies scramble to build infrastructure capable of handling intensive AI computation. By 2031, the industry is forecast to reach a total power capacity of 28,307 MW across a footprint of 109.61 million square feet. To manage the immense heat generated by these high-density racks, operators are increasingly pivoting toward liquid cooling technologies, which can support loads exceeding 50 kW while improving energy efficiency.
Investment patterns are shifting geographically to meet localized demand. In Latin America, Brazil, Chile, and Mexico are emerging as primary hubs, while the Nordic region leverages its access to abundant renewable energy and natural cooling to attract developers. Conversely, geopolitical tensions in the Middle East have introduced new operational risks, with conflicts impacting cloud-service stability in nations like the UAE and Bahrain. Meanwhile, in the United States, project pipelines remain heavily concentrated in nine states, including Texas and Virginia, which collectively account for 130 GW of upcoming capacity.
