Located at the intersection of Bullard Avenue and Celebrate Life Way, the project aims to address a critical supply gap in the West Phoenix market. While existing industrial spaces often cater to singular needs, this development offers a flexible design capable of housing either large-scale, single-tenant occupiers requiring 100,000 square feet or smaller businesses seeking units between 15,000 and 25,000 square feet.
Mike Gilbert of Formation Interests noted that the design specifically targets smaller businesses currently underserved along the I-10 corridor. The project, which features an integrated amenity park designed to distinguish it from traditional warehouse developments, represents the firm's third venture in the Phoenix metro area. CEO Adam Herrin cited the rapid growth of Maricopa County as a primary driver for the firm's continued investment in the region.
Deutsch Architecture Group, Kimley Horn, and RVI provided the design, with Willmeng serving as the general contractor. CBRE is managing the leasing efforts for the site. Construction is slated for completion in the spring of 2027, marking a milestone in the company's $1.3 billion regional development portfolio.
