Silverback Capital Targets California Flippers With Rate Comparison Tool

FOLSOM, Calif. — California real estate investors facing high-interest financing now have a new point of reference. Silverback Capital launched a “Second-Look” program this week, inviting borrowers to submit existing term sheets for a direct cost comparison against the firm’s own 7.99% APR fix-and-flip loan offer.

The initiative aims to expose the hidden costs often buried in complex private lending agreements. By reviewing interest rates, lender points, fees, and rehabilitation holdbacks, Silverback Capital intends to demonstrate how minor percentage adjustments significantly shift the profitability of renovation projects. The program applies to non-owner-occupied, business-purpose transactions through October 31, 2026.

Qualified applicants can secure 12-month terms with financing covering up to 90% of acquisition costs and 100% of approved renovation budgets. According to CEO David Simmons, the goal is to ensure investors fully grasp their total financing burden before signing. The firm promises same-day scenario reviews, with formal term sheets delivered within 24 hours for those providing complete documentation. Final leverage depends on individual credit profiles, liquidity, and project specifics, capped at a maximum of 75% of the property’s completed value.
